New Construction Shines Bright in the Land of the Midnight Sun

Anchorage’s new construction housing market is showing signs of strength, even as buyers and builders navigate the challenges of higher costs. New homes are springing up across the city, especially in areas like South Anchorage and Eagle River. These homes have modern designs, energy-efficient features and plenty of garage space for your toys.
Mortgage rates are also more encouraging. As of late June, the average 30-year fixed rate in Alaska is around 6.5%, an improvement that’s helping thaw some of the residual buyer hesitation after last year’s peak rates. With local and national averages dropping, it’s a hopeful trend that could open the door for more first-time buyers and growing families.
Inventory remains tight but builders are staying active and optimistic, especially as demand for energy-efficient, low-maintenance homes continues to rise. Many buyers are locking in slightly lower rates with builder incentives or lender buy-downs.
While Anchorage isn’t immune to national trends, its local market remains resilient. With a bit of patience and a good pre-approval letter, 2025 could be the year many Alaskans find their way into a brand-new home.
